  • Confidence Returning to Real Estate Markets

    The majority of America’s potential homebuyers and sellers -- 68 percent -- believe that the real estate market and property values will recover in the next year or two, according to a survey released today (March 10, 2011) by Prudential Real Estate and Relocation Services, Inc., a Prudential Financial, Inc. [NYSE:PRU] company.  In addition, 86 percent of Americans believe real estate is a good investment despite the market volatility of the past few years.

    The survey reveals that six in 10 respondents are more interested in buying real estate (58%) and are optimistic about buying given the momentum of the economic recovery (59%). It also shows that although the price of many Americans’ homes declined during the recession, 89 percent recognize they can also buy a new house at a lower price.

    "This survey clearly demonstrates that Americans continue to be optimistic about the real estate market and believe that home prices will rise," said James Mallozzi, chief executive officer of Prudential Real Estate and Relocation Services, Inc. "A key take away from the survey is although consumers recognize that it is a good time to buy, they are concerned about their ability to sell their homes. This is one of the reasons the market is still struggling to recover."

    The survey highlighted Americans’ interest in trading up their homes. Of the 45 percent looking to trade up, 64 percent wanted more space or property, 49 percent a nicer house and 41 percent a better neighborhood. Only 21 percent surveyed said they were looking to scale down, and 34 percent said that they wanted a similar home.

    The survey highlighted the importance of getting the right price in today’s market —74 percent of buyers believe that many homes could meet their needs and that price is a significant differentiator, while 26 percent stated that they were willing to pay top of market for a home that specifically suits their needs. In setting the right price, however, sellers were split—with 53 percent wanting to price right at or slightly below market to attract more bids and 47 percent wanting to price slightly higher than market and hoping to find a buyer willing to pay more.

    The majority of respondents highlighted the importance of real estate agents in the process of buying or selling their home. Seventy-five percent of those surveyed said that an agent is very important or essential to this process.

    "Americans continue to see real estate agents as having a very important role in helping them price, buy and sell their homes," added Mallozzi. "Although the data underscores the value real estate agents provide, it also shows that the industry needs to continue to work hard to meet clients’ unique needs."

  • Remodel Before Selling?

    To remodel or not to remodel, that is often the question. Is Designed to Sell right for you?

    Just as each person is different, so is each home different along with different seller situations -- that may change from month to month.

    In an ideal real estate market, remodeling would add value, but in today's market, expensive presale renovations, for the most part, aren't worth it. According to the National Association of Realtors (NAR) and a Remodeling Magazine survey, remodels done in 2010 recouped approximately 60% of their price when the home is sold.

    However, some remodeling may pay off by aiding in a sale. It is recommended that you not spend $10,000 on top of the line appliances, but if you're lacking an oven/range or dishwasher, replacing those with a moderate priced appliance is beneficial. Likewise, it may not be necessary to replace worn and paint chipped cabinets -- some sanding and repainting, along with updated hardware can really increase the appeal.

    Updating bath, kitchen and lighting fixtures along with painting dingy, drab walls goes along way in to attract positive attention.

    If these items are still beyond your budget, a thorough cleaning by professionals is well worth its cost in providing that necessary, favorable, first impression. 

     

  • State Record Retrieval Scam Invoice

    Be on the lookout for an invoice-type letter being mailed to Amarillo residents. It comes from the official-sounding entity named “STATE RECORD RETRIEVAL BOARD”. The letter (attached) requests a payment in the amount of $87.00 to obtain a copy of the owners’ (Grant) Deed. There is an additional $35.00 fee if the payment is received after the 21 day deadline indicated in the letter.

               

               If you receive this, notice the last two paragraphs on page one of the attachment, “You are under no obligation to pay the amount stated..”.

     

                If you need a copy of your customer’s deed, simply call us, Sue and Ken, and we will assist you. The Warranty Deed and the Deed of Trust are public record and available from the County Clerk’s office of the county in which the property is found.

    First Time Home Buyer Credit available to Texas Home Buyers

    There are home buyer-friendly programs available to Texas homebuyers, through the Texas

    Department of Housing and Community Affairs, effective May, 2010. Funds are still available! 

    The Texas Department of Housing and Community Affairs created the Texas Mortgage

    Credit Program to help make homeownership more affordable for low- and moderate income

    first-time buyers. Credits are available in conjunction with FHA, VA, USDA, or conventional

    mortgage loans through a statewide network of participating banks and mortgage

    companies. Homebuyers earning up to 115% of the area median family income are eligible

    to deduct 30% of the annual interest paid on their mortgage loan up to the maximum

    amount of $2,000 per year. The $2,000 is then deducted from the borrower’s annual tax liability,

    and the benefit lasts for the entire life of the mortgage loan.
