Home Buying

It's just as improtant to have a REALTOR on your side when purchasing a home. Whether you're a first time homebuyer or a seasoned homeowner.

The real estate industry is a changing industry, with changing marketing, mortgage practices, building and inpsecting guidelines, property issues and laws. Your REALTOR has not only taken classes and passed a test to earn a license, but engages is classes both formal and informal monthly, sometimes weekly as needed. It's an ongoing process.

Be sure to ask your REALTOR for Buyers Representation. REALTORS are now able to offer Buyers Representation. In the not too distant past, only the sellers were representated by REALTORS, not the Buyers. Now REALTORS are able to represent either the seller or the buyer. A Buyers Agent can assist the owner but does not represent the owner and must place the interests of the buyer first.

You might think of a Buyer's Representative as someone who merely shows you homes. But your Buyers Representative does much more. These are some of the things your Buyers Representative can do for you:

  • Assists in clarification of your real estate needs and desires.
  • Informs you of current market conditions.
  • Discusses financing options, loan qualifications and loan procedures.
  • Explains about down payment, closing costs and monthly payment options on your home.
  • Evaluates and recommends price range and suitable properties.
  • Assists in pre-selecting homes that suit your requirements.
  • Makes appointments and shows the homes to you.
  • Will provide a tour and orientation of Amarillo for newcomers to our area.
  • Provides information on municipal services, schools, shopping, etc.
  • Provides quick access to all cooperating MLS inventory, as well as many properties not in MLS, such as FSBO (for sale by owners) and Builders' new homes.
  • Collects pertinent data on real estate values, property taxes and utility costs.
  • Suggests ways to improve suitability of home.
  • Explains negotiation procedures, contracts and addenda.
  • Will negotiate with the sellers agent on your behalf.
  • Prepares and transmits the Offer to Purchase, and serves as liaison between you and the seller.
  • Assists you in locating sources of mortgage financing.
  • Evaluates the need for and provides a list of experts (property, pest and speciality inspectors, insurance agent, etc).
  • Explains repair issues and requests.
  • Explains closing and settlement procedure.
  • Coordinates initiating and monitoring of contractual time deadlines and closing.
  • Accompanies you to the closing of the sale.
